This website is operated by Delcy Pandya (T And D Operations Pty Ltd ACN 674 051 908, trading as Mortgage Advice Bureau). Everything on it is general information about the kinds of finance I can help with.

The information on this website is general in nature and does not take into account your objectives, financial situation or needs. Consider whether it is appropriate for you before acting on it. It is not credit assistance, financial advice, or an offer or recommendation of any credit product. I can only tell you whether a particular loan might suit you after I've spoken with you and assessed your circumstances.

No guarantee of approval

Eligibility, lending criteria and documentation requirements vary between lenders. All applications for credit are subject to lender credit assessment and eligibility criteria. Sending an enquiry through this website does not mean you have applied for credit, and nothing on the site is a promise that you'll be approved, or approved for a particular amount, rate or term. Words such as "may" and "depending on your circumstances" are there because the outcome genuinely depends on the lender.

Accuracy

I take care to keep this website accurate and up to date, but lenders change their products, criteria and policies often. Information on the site may not reflect the latest position, so please check with me before relying on it.

Links to other websites

Some pages link to other websites, such as regulators, complaint bodies and my licensee. I provide those links for convenience. I don't control those websites and I'm not responsible for their content, availability or privacy practices.

Photos, logo and content

The photographs, the "Delcy" signature logo, the text and the design of this website belong to me or are used with permission. You're welcome to share a link to any page. Please don't copy, reproduce or reuse the photos, logo or content for any other purpose without my written permission.

Mortgage Advice Bureau and Australian Finance Group Ltd are named on this site to identify the businesses I work with. Their names belong to them.

Limitation of liability

Nothing in these terms excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law or any other law that cannot be excluded, including the consumer guarantees.

Subject to that, and to the extent the law allows, I'm not liable for any loss or damage arising from your use of this website or your reliance on its general information, including loss caused by the site being unavailable, interrupted or affected by something outside my reasonable control. Where my liability can be limited but not excluded, it is limited, at my option, to supplying the relevant service again or paying the cost of having it supplied again.

These terms cover this website only. When I provide credit assistance, the documents I give you at that time (including the credit guide) set out our arrangement.

Privacy

How I collect, use and protect personal information, including anything you send through the enquiry form, is explained in my privacy policy. This website doesn't use cookies or analytics.

Governing law

These terms are governed by the laws of New South Wales, Australia. You and I submit to the non-exclusive jurisdiction of the courts of New South Wales and the courts that can hear appeals from them.
